While primarily an industrial real estate investment firm, we also pursue select multifamily, medical office, and self-storage investments when market conditions align. Our team leverages decades of experience and deep relationships to source off-market real estate investments.

We invest directly with an execution-first mindset, operating as a private commercial real estate investor from acquisition through exit. Each deal is evaluated independently, with exits driven by performance and market conditions. Typical investment parameters include:

$3–25 million deal sizes

Value-add assets with leasing or repositioning upside

Multiple exit strategies supported by demand

Flexible hold periods, typically 2–4 years

Target returns in the teens IRR

1.75–2.2x expected equity multiple

Case Study 1

2853-2855 South 44th Street, Phoenix, AZ

PROPERTY: 2853 South 44th Street is a compelling value-add investment, comprising two small-bay industrial warehouses totaling 20,000 square feet with 13 separate doors. Strategically positioned near multiple major transportation corridors – including the 143 Freeway, I-10, Sky Harbor Airport, and Arizona State University – the Property offers exceptional connectivity for tenants.

SITUATION: The assets’ diversified multi-tenant configuration is supported by robust Phoenix metro demand and allows for flexible leasing options. The Property overall is in terrific shape (new roof and asphalt); however, it has been undermanaged. This allows us the opportunity to improve the property and yield a strong return for investors.

PLAN: All suites are currently leased on a month-to-month basis. This allows us to focus on adjusting rents to market rates over the first 18 months and either reselling the Property or holding and cash flowing the Property, which fits into our “multiple strategies” approach

1902 South Cherry Street, Tomball, TX

PROPERTY: 1902 South Cherry Street has a single tenant in 25,000 square feet on 1.92 acres located just east of State Highway 249 outside of Houston, TX. Our tenant is Goodman, a member of the DAIKIN group, which is a leading Houston-based manufacturer of heating, ventilation and air conditioning products for residential and light commercial use.

SITUATION: Goodman is dedicated to the site long-term and believes strongly in the location and the growth of Tomball. The lease structure for Ironman Ventures as the landlord is low maintenance, making it an ideal investment for us as an out of state owner.

PLAN: With a credit tenant and solid demographics, this Property is a hold and cash flow site or one that we will look to bundle into a portfolio with other Goodman sites and sell within the next 2-3 years.

2958 S. 38th Street, Phoenix, AZ

PROPERTY: 2958 S. 38th Street in Phoenix was acquired off market in 2025. An industrial outdoor storage (IOS) located within a highly desirable infill industrial submarket adjacent to Phoenix Sky Harbor International Airport, the Property consists of approximately 1.59 acres of secured outdoor storage supported by a 5,684 SF industrial building, offering highly functional IOS utility in a supply-constrained market.

SITUATION: The acquisition was driven by a clear set of fundamentals:

• Infill Scarcity: IOS assets in core Phoenix locations are increasingly difficult to replicate due to zoning restrictions and land constraints.
• Durable Demand: Strong tenant demand from construction, building materials, and logistics users requiring secured outdoor storage near population centers.
• Off-Market Advantage: The asset was sourced and acquired off-market at an attractive basis relative to replacement cost and recent IOS sales.

PLAN: The long-term strategy focuses on preserving stable cash flow while positioning the asset for long-term value creation. With a credit tenant, the asset is continuing to perform in line with expectations, supported by stable tenancy, strategic location, and strong IOS fundamentals. Ironman Ventures remains focused on maximizing value through disciplined asset management and proactive tenant engagement.
